Toolbox · Rent increases
When can I put the rent up?
Rent can be increased once every 12 months, and your tenants need 60 days' written notice. Put in the date you last increased it and we'll work out both dates — and what the market says the place could be achieving.
If you've never increased it, use the date the tenancy started.
The rules, briefly
- Once every 12 months. Rent can't be increased more often than that for the same tenancy.
- 60 days' written notice. The notice has to reach the tenant at least 60 days before the new rent starts.
- Fixed-term tenancies. Rent generally can't be increased during a fixed term unless the agreement allows it.
- The notice has to be in writing and state the new amount and the date it takes effect.
