Start with the rent, because that's the one with a number attached. The rest is what comes after.

Where the numbers come from
Every bond, not every listing
When a tenancy starts, the bond is lodged with Tenancy Services. That makes it the only complete record of what New Zealanders actually pay — as opposed to what landlords hoped to get when they advertised.
Your suburb, not your region
Most rent tools stop at "Waikato". We report at suburb level, so Raglan is Raglan — not averaged in with Huntly and Ngāruawāhia thirty minutes down the road.
What we can't see
Bond records don't know about your sea view, your new kitchen, or the damp in the back bedroom. That's why we show a range and where you sit in it, rather than pretending to name one exact number.
Figures cover all active tenancies, including ones signed years ago at older rents — so a brand-new tenancy often achieves more than the median shown. Counts are rounded to the nearest 3 for privacy, and very small areas are withheld entirely.
